Les Peintures is a two double-bedroom Cottage - Open for short/long let all year round.
It is situated in St Avit, a tiny hamlet 10 mins drive from Chalais (the nearest town), which has a bank and cashpoints, 2 or 3 bars, and a large supermarket.
We are about 45 minutes from Angouleme airport, and 70 minutes north of Bordeaux Airport (around 75 minutes flight from Southampton or the London airports)

We are also 15 minutes drive from Aubeterre sur Dronne, one of the most beautiful old towns in the area, with restaurants, old churches, caves and the wonderful river Dronne, with its’ little beach and river sports facilities.
The house is also about 70mins from the seaside (Royan).

Built of local stone, this house was originally part of a Farm, where the family passed on sections of the estate to their family.
The original building is around 120 years old, but due to some dilapidation, was recently overhauled and brought into the millennium with a new kitchen, bathroom, double glazed windows and shutters, central heating, and two external verandas to enjoy the view over the valley, however despite it’s modernisation, it has kept some stone features, terracotta roof, and still has it’s large working fireplace, which is lovely on those cold nights in.
The house offers quiet, comfortable accommodation with modern services, in the lovely rural hamlet setting of St Avit.
It is self contained, with its own entrance via the front courtyard, and side and rear access to both verandas, plus parking for two cars in front of the detached garage/storage block.
Motorcycles can be secured inside the garage.

Separate fully fitted Kitchen, table and 6 chairs, 4 ring gas hob, oven and grill, microwave, fridge/freezer, washing machine and dish washer, toaster, electric kettle, cutlery, crockery, saucepans, iron, ironing board, etc. through to:
Small hall with coat/hat/footwear storage leading to:
Bedroom 1 with double bed, wardrobe, bedside table and lights, double glazed doors leading out to decked veranda.
This room has an ensuite bathroom containing a WC, washbasin, and enclosed body-jet power shower, next door is:
Bedroom 2 with double bed, open wardrobe, (3rd single bed available)
Family Bathroom (large),with wash basin, WC, bath, separate enclosed shower.
Lounge containing open fireplace (with guard), 2 large and small double sofa’s, coffee table, large widescreen TV, separate VHS and DVD players, double doors leading to side veranda.
In addition to a number of board games, there is a selection of VHS tapes and DVDs available at no charge.
Note: there is no working telephone landline, Satellite, or terrestrial TV connection at this property.

In case of inclement weather, this contains a selection of games for the kids/adults!, including Snooker, darts, and table football.
There is also a canoe and life vests which can be used on the Dronne river approx 15 mins drive away in Aubeterre-sur-Dronne..

Outside:
The house has a front courtyard and large rear garden, laid mostly to grass, with a view over the hamlet, church, and valley, it is fenced rear and side, and has an old well (secured).
The separate garage is surrounded rear and side with decking for sun-worship or alfresco dining, there is outside lighting front and side operated from within the house.

The house benefits from full gas central heating run via a new oil burning boiler in the barn.
Hot water is provided by an electric water cylinder.

Bedding, bed linen and towels are provided, with weekly provision of replacements or the washing machine provided can be used if preferred.
There is outdoor dining facilities on either veranda, tables, chairs and sun umbrella provided.

The owners do not live locally, but there are a number of English-speaking residents in St Avit if emergency assistance is needed.
There is no landline but there is mobile coverage (subject t network).

Prices are based From Saturday to Saturday, arriving at 4 pm departing at 10 am, payable in Sterling, or Euro equivalent.
Self catering: January to March, October to December £175 per week inc.
April and May £225 per week inc.
June and September £275 per week inc.
July and August £325 per week inc.

For Long lets:
Should the house be required on a more permanent basis, there is a letting period limit of 6 months where a contract would be re-assessed, rates for longer winter/summer periods are available on request and would be discounted depending on length of stay, prices would not include oil, electricity, water, or local taxes/services.

For short lets:
A welcome pack is recommended, as supermarkets close at 7 pm on Saturdays. We can supply an order form and charges are at cost, with no mark-up and include a free bottle of wine.

Deposits:
For short lets, reservations require 25% of the total cost, the final balance is payable eight weeks before the start of the holiday, a £50 security and breakages deposit is payable on arrival.
Longer lets are subject to an agreed contract.



This House is also available for Sale, as either a permanent residence or as a letting opportunity, and open to offers in the region of 175,000 Euro.
